Landlords Checklist…
There are a number of responsibilities that a Landlord should be aware of prior to letting their properties. We have compiled a Landlords Checklist to assist you and note that all the necessary arrangements have been completed.
- Have you provide us with identification?
- Is the property subject to a mortgage?
- Have you obtained the mortgage company consent?
- Have you arranged appropriate insurance?
- Have you provided us with all the relevant utility
- Companies and contact numbers?
- Have you obtained meter readings?
- If you are overseas have you contracted the Inland Revenue for FICO number?
- Gas/Elec Landlords certificate been issued? (This is mandatory annual requirement)
- Does your furniture comply with the required 1993 regulations?
- Have you provided us with 3 sets of keys?
- Have instructions been left to operate the remaining white goods?
- If there is a garden it is recommended that garden equipment should be left?
- Have you arranged for an independent Inventory to be carried out? (Always recommended)
- Are smoke alarms fitted on all floors?
- Is a garage to be included?
- Carpets, curtains, nets and window are to be left clean?
